Recently, I have gotten the question of "Why use a Realtor?" In the days of online access to everything including documents, home searches, comparison pricing, and do it yourself-people are left to make the decision if they should really hire a realtor and pay "realtor fees."
Here are three facts about For Sale By Owner Vs. Realtor:
Selling Price: Avg owner sale is 12% less than realtor
Time on Market: Avg time on market for owner is 88 days vs 69 days with realtor
Stress: Avg owners have less experiencing with legal and financing and can make mistakes in contract and through the process.
Now, this isn't to say that people can't sell their homes by owner successfully. But, Realtors will market, list on MLS where others can see, provide open houses, take care of showings, manage phone calls, and be the barrier for uncomfortable conversations. All of these things lead to faster selling homes for more money! I write this, not because I want you to hire us as your realtor (well.......I do because we're great at our jobs and can really help you) but because I love real estate and I know these facts to be true. I've tried to sell two different homes by-owner and without success. Learn from my mistakes!
